Our commercial building inspections use infrared thermal imaging technology to perform flat roof inspections with precision. The process typically involves two visits to the subject property, and the end result is a comprehensive report that reveals the location of trapped moisture beneath the roof’s protective membrane. An infrared flat roof inspection can save significant money by highlighting specific areas in need of repair, prolonging the life of the roof, and avoiding the need for a full replacement. The first visit to the subject property is an after-sunset on-site visit. Our infrared thermal imagers detect radiation on the infrared wavelength, which reveals the surface temperature of the roof. Each image contains nearly 80,000 temperature readings that are color-coded to form an image that can be interpreted by an experienced certified thermographer. During this visit, Leak Doctor™ will mark the roof to identify areas of trapped moisture so that they can be found and repaired in the future. The second visit to the property is a daytime follow-up. During this visit, an inspector will return to the roof to photograph all marked areas and perform a capacitance survey of the roof. The final report will include both thermal and daylight images and will be accompanied by location descriptions. The report may also include satellite imagery, CAD modeling, or simple narrative descriptions, depending on the size and scope of the inspection.
